About the Project
We are looking an experienced Head of Marketing / Marketing & Sales Director to lead the commercial function forVolony Doğa Konakları Çekmeköy, a premium residential development in Istanbul. The successful candidate will be responsible for the entire commercial strategy of the project, from marketing strategy and brand positioning to sales management and customer acquisition
Role Purpose
To lead the commercial launch and long-term sales performance of the project by developing and executing an integrated marketing and sales strategy
Key Responsibilities
Marketing Strategy
· Develop and execute the project's marketing strategy
· Define the project's market positioning and brand strategy
· Analyze market trends, competitors and target customer segments
· Work closely with the development, design and product teams
Sales
· Lead the sales function and deliver agreed sales targets
· Develop and optimize the sales funnel and customer journey
· Manage external sales agencies and brokerage partners
· Ensure high standards of sales operations and customer experience
Marketing
· Lead digital marketing, PR and advertising activities
· Oversee the development of marketing materials, website, presentations and sales content
· Plan and execute marketing campaigns, launch activities and promotional events
Leadership & Management
· Drive cross-functional collaboration across development, finance and sales teams
· Manage external agencies, consultants and marketing vendors
· Own and control the marketing budget
· Prepare regular commercial reports and presentations for shareholders and senior management
Requirements
Experience
· Minimum 7 years of experience in marketing and sales within the residential real estate sector
· Proven track record of launching large-scale residential developments in the business, premium or luxury segments
· Experience leading the commercial function of residential development projects with a total project value exceeding USD 100 million
· Demonstrated success in achieving sales targets and commercial KPIs
· Experience building and leading high-performing marketing and sales teams
Professional Competencies
· Strong understanding of Istanbul's residential real estate market, competitive landscape and customer behavior
· Proven experience in developing marketing strategies and market positioning for residential projects
· Experience managing the full sales funnel and customer acquisition process
· Hands-on experience with digital marketing, CRM platforms and marketing analytics
Qualifications & Skills
· Bachelor's degree or higher
· Fluent English (written and spoken)
· Strong analytical thinking and data-driven decision-making skills
· Ability to work in a fast-paced environment and make independent decisions
· Excellent leadership, communication and negotiation skills
· Experience working with shareholders, senior management and executive-level reporting
